What is a Breach of Lease Contract Notice?

A Breach of Lease contract or notice is issued to the tenant when they have breached the original lease agreement that they signed, or one of the rules stated within the lease agreement.

Usually, the landlord will issue the breach of lease agreement contract to the tenant to notify them that they have breached the lease in some manner. This notice will provide the tenant with information as to how they have breached the lease, and notify the tenant that they need to remedy the matter.

There are many, many ways that your tenant could breach their lease agreement. With our Breach of Lease Agreement Template above we allow you to state the specific reasons as to how the tenant breached their lease contract.

When you issue a breach of lease notice to the tenant, it is recommended that you add proof of delivery because you may have to start legal proceedings or issue an eviction notice if the tenant does not resolve the matter – and you don’t want your tenant to state that they never received the breach of lease notice, as that could hold matters up.

Whether it is a residential lease or a commercial lease agreement that the tenant has breached – the information within the breach of lease contract notice is the same. You should of course, list both the landlords name and address, the tenants name and address as well as the property name and address for complete clarity.
