Lease Co-Sign Agreement

Sometimes, a prospective tenant will fail the credit check or not have the appropriate references to rent a property. Thankfully that does not mean that the tenant will not be able to rent the property – it just means they need to find a co-signer for their lease agreement.

This co-signer for a lease agreement will then take on the responsibilities of the lease agreement, and is a direct referral for the tenant, and is responsible for the tenant as well. This means that if the tenant breaks the lease in any way, or stops paying rent – then the co-signer is responsible for any of these issues.

Our form above is set up to allow you to easily create a customizable lease co-sign agreement. These forms are generally short on details – it’s one big catch-all for everything covered within the initial lease agreement.

In co-signing a lease agreement, you first need to input both the co-signers name and address, and then the prospective tenants name and address. Next, you should list the property information for the actual rental property this is in regards to.

Next, the landlord or property owners name should be referenced, as well as the signature date of the original lease agreement. You may also want to attach the original lease agreement to the Lease Co-Sign Agreement.

We’ve also got a box above “Anything else you wish to add to this?”. That section is great as it allows you to add any provisions or rules or notes outside of what a standard lease co-sign agreement actually covers.

The agreement itself states that the co-signer shall be taking full responsibility for all of the terms and conditions in the actual lease agreement, for the property mentioned.

It also notes that if the Tenant fails to comply with any terms of the lease and breaches the contract, that the Owner can exercise all remedies contained in the Lease on the actual co-signer.

It is then broken down into various sections, noting that if the lease agreement is modified in any way for example, the co-signer shall extend and apply to these modifications. It also notes that the Co-Signer completely guarantees to all of the terms and conditions within the Lease Agreement.
