What Is A Landlord Notice To Enter Property Form?

A Landlord Notice To Enter Property Form is exactly as it sounds – a form that the landlord must provide to the tenant, notifying them that they are planning on entering the premises on a select date.

The landlord is not allowed to just barge in on tenants unannounced – legally they must provide this advanced notice letting the tenant know when they will be entering the premises. The tenant does not need to be there during this period of time.

Also known as a notice of intent to enter premises form – the amount of time that the notification must carry is up to the landlord. You must provide a minimum of 24 hours notice to the tenant, however you may wish to provide 48 hours or even 3 days notice, prior to entering the premises. That is up to you – although legally, you do need to provide the notice to enter premises form at least 24 hours prior to entering the dwelling.

You should provide the landlords name and address, the tenants name and address, and then the property type and address. This is all basic information that is legally required for the notice to enter.

You should also note on the form the specific date as to when you will be entering the premises, and then provide an explanation as to why you will be entering the premises. Perhaps it is for an inspection or to repair or upgrade the premises in some manner – but this information needs to be provided.
