Residential Rental Agreement Information:

This agreement is set up specifically for landlords who are looking to rent out their properties to tenants. This rental agreement is set up for residents. If you are looking to rent out a property for commercial usage, please see our commercial lease and rental agreement which will allow you to create both a commercial lease agreement and a commercial rental agreement.

Okay so onto this agreement. It’s a rental agreement for residents and it’s very easy to use. It may look a little overwhelming but trust us – give it a little try and you’ll be surprised just how easy it is.

You can have a complete and professional residential rental agreement in mere minutes ready for your tenants to sign.

So you start it by filling in the landlords details. If there are two landlords our form also allows you to to include a second landlord.

Next is the tenants section where you put down the tenants details. Again – if there are more than one tenant our rental agreement is able to accomodate you. Simply click the amount of tenants you need and fill in their details.

Then we get to the section where we list the address of the property being rented, as well as what type of property it is. Then it will be referred to as such within the actual rental agreement.

Next up is the main section to personalize the lease for your own requirements or requests. For example there may be specific parking information you wish to outline within the residential rental agreement. You click “Yes” on that option and then a box will appear where you simply add any of the details that you wish and that is then added to your agreement.

We also have an open-ended option so you can customize the premises rules section to your satisfaction.

Then you choose when the agreement starts, and what the renewal cycle is. We have three options which are weekly, monthly or annually.

After that we move onto the rent details where you list how rent is paid, where it is paid, when it is paid and the amounts. Following that is all of the additional details which can go hand in hand with rent – discussing the rest of the financial matters or legal matters.

You can also provide details in the event of eviction notices or termination of lease. You can choose the days required after a breach in lease, or that a landlord or tenant must provide notice.

Next up is the duties and responsibilities required by the tenant. If the tenant is to conduct any maintenace around the property – such as if they are responsible for snow removal – that must be included in that section. If the promises are furnished or if there are amenities available for the tenant such as a pool you can list those details within there too.

We also have a section in regard to lead paint regulations which is required by law to be mentioned within a residential rental agreement.
